Overview

Marlin Apartments, known for its sleek, spacious, and modern serviced accommodations, approached us to update the kitchens in their Canary Wharf property. Marlin, founded in 2003, has expanded rapidly across the UK, gaining recognition for their industry-leading quality and attention to detail.

Their goal for this project was to bring the kitchens in line with their high-end aesthetic by modernising the design and colour scheme.

Our Approach

After an initial consultation with Marlin Apartments’ Contracts Manager, we explored their vision for a contemporary kitchen design that balanced quality, style, and cost. To ensure the right fit, we conducted a trial refurbishment of two kitchens. Once the design was approved by the Design Manager, it was decided that we would proceed with refurbishing the remaining 81 kitchens in the building.

We proposed a structured 23-week fire safety programme to systematically upgrade the building’s fire protection, ensuring full compliance with current legislation while minimising disruption to the day-to-day operations of tenants. Our proposal included:

Upgrading fire safety in a high-rise office presented challenges, including working in an occupied building, tight timeframes, and stringent compliance requirements. To minimise disruption, we carefully scheduled installations during off-peak hours. Given One Croydon’s age and strict regulations, our accredited team ensured full compliance with the Regulatory Reform (Fire Safety) Order 2005 and Building Safety Act 2022. Through a phased approach and close coordination with building management, we delivered a robust, large-scale fire safety upgrade while ensuring minimal disruption to tenants.

The Work

Executing a fire safety project in a fully occupied, 24-storey building required a phased, carefully managed approach. Our team assessed fire doors and stopping locations for compliance, replaced 207 doors with high-performance alternatives, and completed over 2,000 fire-stopping installations to prevent fire spread.
