We cover the changes and how to remain compliant here.<\/strong><\/em><b><\/b><\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a724f93 elementor-widget elementor-widget-heading\" data-id=\"a724f93\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Why did legislation change?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-cd3d662 elementor-widget elementor-widget-text-editor\" data-id=\"cd3d662\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>Since the tragic Grenfell fire in June 2017, where 72 people sadly lost their lives and 70 more were injured, the Government has brought in new regulations and updated amendments to fire legislation to try to minimise the risks of a disaster like this happening again. Changes include laws around the materials used on buildings and the responsibilities of landlords \u2013 we\u2019ve outlined them below:<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3f5f791 elementor-widget elementor-widget-heading\" data-id=\"3f5f791\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">What do I need to be compliant?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-e4c1515 elementor-widget elementor-widget-text-editor\" data-id=\"e4c1515\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>For residential buildings with <strong>two or more domestic premises<\/strong> with shared common areas, you will need\u2026<\/p><ul><li>A fire risk assessment<\/li><li>A fire risk prioritisation tool<\/li><li>Fire door information and safety instructions for residents<\/li><li>A fire risk appraisal of external walls (if required)<\/li><\/ul><p>For buildings <strong>over 11 meters tall<\/strong>, you must meet the above requirements, as well as\u2026<\/p><ul><li>Fire door surveys<\/li><li>Relevant defects notice<\/li><li>Landlord\/leaseholder certificate<\/li><\/ul><p>For buildings <strong>exceeding 18 meters in height<\/strong>, or consisting of <strong>7 or more storeys<\/strong>, you must meet the above requirements, as well as\u2026<\/p><ul><li>Building safety regulator registration<\/li><li>Secure information box<\/li><li>Floor plans<\/li><li>Building safety case<\/li><li>Fire service portal upload<\/li><li>A building safety manager<\/li><li>Golden thread of information<\/li><li>Monthly lift checks<\/li><li>External wall design detail<\/li><li>Wayfinding signage<\/li><li>Fire equipment outage reporting<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3cd35a4 elementor-widget elementor-widget-heading\" data-id=\"3cd35a4\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">The Laws on Fire Doors<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4e067a8 elementor-widget elementor-widget-text-editor\" data-id=\"4e067a8\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p data-pm-slice=\"1 1 []\">Fire door regulations are a set of rules that must be followed when installing, maintaining and using fire doors. In the UK, fire door regulations are established by The Regulatory Reform (<a href=\"https:\/\/globalfacilities.co.uk\/service-category\/fire-safety\/\">Fire Safety<\/a>) Order 2005. This order stipulates that commercial and public buildings must have a minimum of 30 minutes of integrity and insulation in any structural elements that directly separate two compartments or floors, as well as any external walls or other openings leading to an open area.<\/p>\n<p>In 2023, this was updated to state that it will now be a legal requirement to have annual checks of flat entrance doors and quarterly checks of communal doors in multi-occupied residential buildings above 11 meters. However, external fire doors are not needed for fire protection.
